A mixed-use development located on South Holtzclaw Avenue in Chattanooga, Tennessee, this $20 million, 52,000 SF development will span a 7-acre tract that has been a manufacturing site for over 50 years. Once re-developed this property will be an urban hub for the Highland Park neighborhood. It is a strategically planned mixed-use development that will bring community, commerce, green spaces, entertainment and housing to the area.

We see great potential in this area. These 100 year old industrial buildings + railroad remnants are priceless. With our passion for urban restoration, this is a project we could not be more excited about. We are planning construction of 15 to 20 townhomes, starting at around $300,000. In one of the larger buildings, we are planning a food hall. We’re all about really building community and we see this as an innovative way to bring people together. We also have planned space for a brewery and boutique hotel. We want to make it a true destination space.

Originally constructed in 1912, the property reflects early 20th-century industrial architecture, featuring a durable mix of brick, concrete, steel, and heavy timber construction that speaks to both its historic character and long-term structural integrity.

A comprehensive rehabilitation of the building thoughtfully balanced preservation with modernization. The renovation prioritized the restoration of key historical elements, maintaining the property’s original industrial aesthetic while upgrading systems and functionality to meet contemporary standards. Improvements included the addition of modern office space on the third floor, designed to support today’s flexible work environments, as well as a full build-out of industrial space tailored specifically for steel fabrication operations.

Today, 55 Workman Road stands as a successful adaptive-reuse project—honoring its industrial roots while supporting modern commercial and manufacturing uses.
